Phase I Environmental Site Assessment (ESA)
A Phase I ESA is the industry standard for assessing whether environmental liabilities are associated with a property. Lenders and purchasers have relied on Yingst Engineers & Associates, Inc. for detailed Phase I ESA reports for over 25 years.
When making important lending and property purchase decisions, there is no substitute for experience. Yingst Engineers & Associates, Inc. employs experienced Environmental Professionals to ensure that all Phase I ESA projects are conducted in accordance with the most current ASTM E 1527 Standard Practice for Environmental Site Assessments.
The intent of the Phase I ESA is to identify Recognized Environmental Conditions-REC (as defined within ASTM), Historical Recognized Environmental Conditions-HREC, Controlled Recognized Environmental Conditions-CREC or other environmental liabilities in connection with a property which could have adverse impacts (financial, other) for the lender or purchaser. Additionally, a Phase I ESA may also be required for the purposes of qualifying for certain landowner liability protections (“innocent landowner defense”) under CERCLA.
